Long Term Rentals
- Evaluate the property and determine the best rental rate
- Photograph property and make recommendations for improvements to maximize the rental rate and ROI
- List the property for rent in the MLS for maximum exposure, Install a lockbox
- Provide Rental Applications that are compliant with Fair Housing Guidelines
- Schedule and show property to potential tenants
- Perform background screening, verification of income, credit and rental history
- Provide Landlord with tenant grade and acceptable predetermined terms
- Execute lease and addendum's as agreed with landlord
- Perform all inspections, semi annual, pre move-in, move-in and move-out
- Handle all maintenance of rental property
- Collect security deposit and first months rent in certified funds
- Collect monthly rent and recover NSF checks
- Handle Unlawful Detainer Action and Evictions if necessary
- Provide documentation of repairs performed on owner’s behalf and year end 1099
- Handle all move out tenant charges and return of security deposit
- List property 60 days prior to tenant move out to minimize loss of rent roll
What We Charge
- Our fee is 10% of the monthly rent or $125.00 per month whichever is greater
- We maintain your property to attract the best tenants and keep vacancy time to a minimum using licensed and insured tradesman

- Manage guest communication, addressing inquiries and concerns promptly.
- Coordinate maintenance and cleaning to keep the property in top condition.
- Ensure compliance with local regulations, safety standards, and homeowner association rules.
- Optimize rental profitability while providing excellent service to guests.
What We Charge
Pricing will be on a case by case basis according to the scope of the work desired.
